Dubai's piped water typically passes through district-level storage, building tanks and in many villas, rooftop or underground tanks before reaching your tap. Dubai Municipality standards mandate periodic cleaning and certification for water storage, but many properties — particularly older villas and smaller residential buildings — don't comply in practice. For managed properties and landlords, a water tank cleaning certificate is increasingly requested at lease renewal and property sales. For families — particularly those with young children — it's simply the baseline standard of care for the water their household uses every day. What health risks does a dirty water tank create?
Stagnant water and biofilm in poorly maintained tanks can harbour bacteria including Legionella. This is particularly relevant for large villa tanks and roof-mounted tanks that are rarely inspected. Dubai Municipality standards require regular cleaning precisely because of this risk.
My water tastes or smells different. Could it be the tank?
Possibly — off-tastes can indicate biofilm, sediment or an elevated TDS from accumulated minerals. We test before and after cleaning and document the change. If the taste issue persists after a clean, we can investigate whether it originates further upstream.
